Roofing questions from Newcastle homeowners, answered

The questions people ask most before they book a roof inspection, grouped by topic. Prices are on the cost page; everything else is here.

About the service

How does it work? You call or send the form with your suburb, roof type and what is happening. We pass the job to an independent local roofing contractor who does that kind of work. They contact you, inspect the roof, and give you a written quote. Any contract is between you and the contractor.

Do you guarantee the work? No. The contractor who does the work is responsible for it, under their own terms and NSW law. That is why we encourage you to check their licence and insurance and get everything in writing. See the disclaimer.

Roof condition

How long should a roof last in Newcastle? It varies a great deal with material, exposure and maintenance. Pre-painted steel in the right grade can last for decades; the same product in the wrong grade near the surf can fail much sooner. Concrete tiles often outlast their ridge bedding and sarking. Our guide on how to tell if your roof needs replacing gives practical checks.

What are the first signs of trouble? Ceiling stains, damp patches after storms, rust streaks, loose ridge caps, granules or tile fragments in the gutters, daylight in the roof space, and a musty smell upstairs. The signs you need a roof replacement article goes through each.

Why does the roof leak only in southerlies? Wind-driven rain. See the storm damage guide.

Materials

Steel or tiles? Steel is light, sheds wind-driven rain well and is the default for most re-roofs here; tiles suit some streetscapes and heritage areas. See metal vs tile roofing.

Do I need marine-grade steel? That depends on your distance from breaking surf and other corrosive sources. The steel manufacturer publishes guidance, and the contractor should confirm the grade for your address. See Colorbond vs Zincalume.

Which colour is coolest? Lighter colours reflect more of the sun's heat. See energy-efficient roofing options.

Asbestos

Does my fibro house have an asbestos roof? Houses built before the late 1980s with corrugated cement sheeting often do. Only laboratory testing confirms it.

Who can remove it? SafeWork NSW requires a licensed asbestos removalist for removing more than 10 square metres of non-friable asbestos, which covers most roofs. See asbestos roof replacement.

Rules and paperwork

Do roofers need a licence in NSW? NSW Fair Trading generally requires a contractor licence for residential building work over $5,000 including labour and materials. Check any licence on the NSW Government's online licence check. See licences, insurance and certifications.

Do I need home building compensation cover? For residential building work over $20,000 in NSW, the contractor generally must arrange it before taking a deposit or starting work.

Do I need council approval? Like-for-like roof replacement is often maintenance, but changes in material, shape or height can need approval, and heritage conservation areas have extra controls. Check with City of Newcastle or Lake Macquarie City Council.

Insurance and storms

Will my insurer pay for a new roof? Insurers commonly cover sudden damage from insured events such as storms, and commonly exclude wear, rust and gradual deterioration. If storm damage is extensive, a claim may fund much of the repair. Ask the roofer for a written report separating storm damage from pre-existing condition. See how storm damage affects your roof over time.

What should I do straight after a storm? Make the house safe, catch water, photograph the damage, call your insurer and book a make-safe. For storm help, the NSW SES can be reached on 132 500. See roof emergencies in Newcastle.

Maintenance

How often should gutters be cleaned? It depends on the trees around the house. Leafy streets may need it several times a year; open coastal sites less often. Before winter lows is a good time.

Should I pressure clean my roof? Not old concrete tiles or any asbestos cement. High-pressure cleaning can damage tile surfaces, and on asbestos cement it is dangerous and restricted. Ask a roofer about safe options.

Can I walk on my roof to check it? We recommend you do not. Use binoculars from the ground and look inside the roof space if it is safe. See how to tell if your roof needs replacing.

Quotes and timing

What should a quote include? Removal and disposal, battens, sarking, the new covering and its grade, flashings, gutters, access equipment, solar and electrical work, a rate for rotten timber, and payment stages.

When is the best time to re-roof? Settled weather helps, but good contractors work year-round. See the best time of year for roof replacement.

How much will it cost? Planning ranges are on the 2026 cost guide.
