Same base, different finish
Zincalume is BlueScope's name for steel coated in a zinc-aluminium alloy. Colorbond uses a similar metallic-coated steel base and adds a factory-baked paint system on top. Other manufacturers make equivalent products under their own names. Both are light, strong and widely used across Newcastle and Lake Macquarie.
The question for a Newcastle homeowner is not which is better in general, but which suits a particular house in a particular spot.
Why the coast changes the answer
Steel coatings protect the base metal by slowly sacrificing themselves. Salt speeds that process up. The closer to breaking surf, the faster an unprotected coating is consumed, especially on surfaces the rain does not wash clean, such as under eaves overhangs and the undersides of laps.
The manufacturer publishes guidance that divides sites into environments, from benign inland conditions through to severe marine exposure near breaking surf. Product selection and warranty coverage are tied to those categories. In practice:
- Close to the beaches at places like Merewether, Bar Beach, Newcastle East and Stockton, a pre-painted coastal-rated product, or in very severe exposure a stainless or aluminium option, is often what the guidance points to.
- Around the harbour and near heavy industry, airborne pollutants can also shorten coating life. Ask the contractor what category applies.
- Further inland and in sheltered lake suburbs, unpainted steel can be a reasonable choice if appearance and glare suit.
Ask each contractor which category they consider your site to be in and which product they are quoting. If two quotes name different grades, that is a question worth asking before price.
Heat and comfort
New unpainted zinc-aluminium steel reflects a large share of the sun's heat, but its reflectance drops as the surface weathers. Pre-painted steel in light colours also reflects a lot of heat and holds its colour. Dark colours absorb heat and make roof spaces hotter.
In either case, what sits under the roof counts. An anticondensation blanket or foil sarking and good ceiling insulation make far more difference to comfort than the finish alone. See energy-efficient roofing options.
Looks and glare
Pre-painted steel comes in a wide range of colours and suits most house styles. Unpainted steel has an industrial, silver look that some people love on a modern or rural house and others find too bright. On hillside suburbs where houses look down on each other's roofs, glare can cause neighbour complaints, and some councils and estates restrict highly reflective roofs. Check before ordering.
Mixing metals and finishes
Never let copper, lead or certain treated timbers drain onto zinc-aluminium coated steel; the run-off can corrode it. Gutters, flashings and fasteners should be compatible with the roof. Contractors who know coastal work will mention this unprompted. If yours does not, ask.
Maintenance differences
- Pre-painted steel: wash down surfaces the rain does not reach, particularly near the coast, as the manufacturer recommends. Clean gutters.
- Unpainted steel: the same washing advice applies, and watch for early white or red rust at laps and fixings.
Neither needs coating like an old concrete tile roof.
Choosing for your house
| Situation | Usually sensible |
|---|---|
| House within sight of the surf | Pre-painted coastal-rated steel, matched fixings |
| Harbour or industrial exposure | Ask for the environment category; often pre-painted |
| Sheltered inland suburb, no glare concerns | Either; unpainted is economical |
| Heritage area | Whatever the council's controls allow |
| Neighbours above you on a slope | Pre-painted in a mid-tone colour |
How each one ages on a Newcastle roof
It helps to know what a tired roof of each type looks like, because you will be judging your neighbours' roofs as a preview of your own.
Unpainted steel, ten to twenty years on. The bright finish dulls to a soft grey. Near the coast, white powdery deposits appear first on surfaces sheltered from rain: under the overhang of a higher roof, on the undersides of laps, inside gutters. Red rust then shows at cut edges, around fixings and along the laps. A roof that rusts first on its sheltered parts is telling you the environment is more aggressive than the coating was chosen for.
Pre-painted steel, ten to twenty years on. Colours fade and chalk, especially on north and west faces. Near the surf, blistering or flaking paint at cut edges and laps is the early warning. In most inland suburbs the paint system keeps the metallic coating protected for a long time, provided the roof is not covered in leaf litter or sitting under a dripping copper pipe.
Either one, installed badly. Rust spots scattered over a sheet like freckles usually mean swarf: hot metal filings from cutting that were never swept off. Rust rings around screws mean the wrong fastener class or overtightened washers. Rust where an air-conditioning unit or hot water service drains onto the roof means an incompatible metal or constant wetting. None of these is the product's fault, and all of them are avoidable.
A worked comparison: same street, two exposures
Picture two houses built in the same year on the same type of frame. One sits a street back from the beach at Merewether, where the sea breeze arrives salty on most afternoons. The other is tucked among trees in a valley suburb several kilometres inland.
On the inland house, an unpainted roof might weather slowly for many years with little more than gutter cleaning. On the beachside house, the same product could show coating loss on its sheltered surfaces far sooner, and the manufacturer's warranty may not apply at that distance from the surf at all. The pre-painted coastal-rated option costs a little more but is designed for the second situation. Same steel underneath, very different outcomes, and the reason the grade conversation matters more than the brand.
Gutters, flashings and the rest of the roof
The roof sheets are only part of it. Gutters hold water and debris against metal for days, so they usually corrode before the sheets do. Box gutters on terraces and commercial buildings are even more exposed. When you are choosing a finish, choose the gutters, downpipes, valleys and flashings at the same time, in a compatible material and grade. Mixing an unpainted coastal roof with cheap painted gutters, or the reverse, tends to produce a roof that fails at its weakest component.
What to ask before you sign
- Which environment category do you consider my site to be in?
- Which product and grade are you quoting, and does it keep the manufacturer's warranty here?
- What screws, rivets and flashings are you using?
- Will there be an anticondensation blanket?
- How will you deal with swarf during installation?
