The parts of a steel roof quote
1. Removal and disposal
What comes off has a big effect:
- Old steel: fastest to remove; scrap may offset some disposal
- Concrete or terracotta tiles: heavy, slower, more disposal
- Asbestos cement: licensed removal, containment, transport and disposal; often the largest single extra
2. Battens
Steel needs battens at a spacing suited to the profile and the site's wind exposure. Tile battens are usually spaced differently, so tile to metal conversions typically include new or re-spaced battens. Old steel roofs on interwar and post-war houses may have nailed timber battens that need replacing or screwing down.
3. Anticondensation blanket or sarking

4. Sheeting: product, grade and profile

- Length: long sheets may need special delivery or on-site roll-forming.
5. Fasteners

7. Gutters, downpipes and fascia

8. Access and safety
Edge protection, scaffold, hoists, cranes and traffic management on busy streets. Two-storey and steep roofs need more.
9. Timber repairs
Rotten rafters, battens and fascia found once the roof is open. Ask for a stated rate.
10. Solar and roof items
Removal and refitting of solar panels, with a licensed electrician to disconnect and reconnect; air-conditioning units, aerials, whirlybirds and skylights.

A quote that leaves several items blank is not cheaper; it is unfinished.
Where to save, and where not to
Sensible savings: simple profile, standard colour, flexible start date, good access, keeping the scope focused.
False savings: skipping the blanket, choosing a lower grade near the coast, cheaper fasteners, no edge protection, cash jobs without a contract.
Why two steel roof quotes can look so different
Suppose two contractors quote the same single-storey house. One total is noticeably lower. Lined up against the checklist above, the gap often turns out to come from three or four lines: the cheaper quote leaves out the blanket, re-uses old nailed battens, names a standard grade on a house a short walk from the surf, and says nothing about rotten timber. None of those is unusual, and none shows up until later: as condensation drips, a noisier roof, early rust or an unexpected variation once the roof is open.
The reverse also happens. A higher quote may include scaffold the job does not need, or a premium profile you did not ask for. The checklist works in both directions. Ask each contractor to explain the lines that differ, and adjust the scopes until you are comparing the same roof.
Timing and the price
Steel prices, labour availability and demand all move. After a major storm, quotes for non-urgent work may firm up and lead times lengthen. If your roof can wait, getting quotes in a quieter period, and being flexible about the start date, can help.
